Mold removal in Miami starts with containment, not demolition

Remediation in Miami is really three different jobs depending on the building. In the frame bungalows of Coconut Grove and Little River the damage is often in wood: subfloor, joists and lath under raised floors that have breathed humid air for decades.

In the Brickell and Edgewater towers it is finished drywall inside a condo with building rules, elevators and neighbors on every side. In Little Havana's duplexes and small apartment buildings it is shared walls and plumbing that cross from one unit into the next.

Typical Miami jobs are subfloor and joist work under raised wood floors, condo drywall soaked by an AC line or supply leak in the unit above, and base-of-wall removals after king-tide or storm flooding near the bay.

In a tower, the building manager usually needs to sign off on containment and working hours before we start. We handle that paperwork as part of the job.

Not sure how far it has spread yet? Start with a mold inspection in Miami — the scope of removal should come from lab data, not guesswork. Already have a report? Call 305-882-9490 and we’ll price the removal from it.

How mold remediation
works in Miami

Contain the work area. Control the airflow.
Remove affected materials. Verify the result.

Cutaway of a two-story Miami home at night during mold remediation. An upstairs room is sealed off in plastic sheeting with a zip door: 1, sealed containment; 2, a HEPA air scrubber with its filtered exhaust ducted outdoors; 3, a technician in a protective suit removing damaged drywall, with the waste bagged inside the containment. The rest of the house is marked as unaffected living space. 4, independent clearance after cleanup: an air-sampling pump on a tripod and a checklist.
  1. 1

    Containment sealed

Plastic barriers and sealed access help isolate the work area from the rest of the home.

  2. 2

    Negative air & HEPA

HEPA-filtered negative-air equipment draws air into the work zone and exhausts it outdoors.

  3. 3

    Controlled removal

Affected materials are removed and bagged within containment. Remaining surfaces are cleaned.

  4. 4

    Independent clearance

A third-party assessor checks the completed work before containment is removed.

Tal Eilon, Florida Licensed Mold Assessor

Same Day Mold Inspections is run by Tal Eilon, Florida Licensed Mold Assessor MRSA2732. Remediation is done under the company's separate Florida mold remediator licence, and Florida law keeps the two roles apart on any one property, so when our crew remediates in Miami, the clearance test that proves the work is done comes from an independent assessor, not from us.

Tal writes the remediation protocol from the inspection findings, so the scope matches what was actually found, and the same standards (IICRC S520) run through the containment, the removal and the hand-off to clearance.

Questions

Miami mold remediation FAQ

Something we didn’t cover? Call 305-882-9490 and ask.

What actually happens during a mold remediation in Miami?

Containment and negative air first, then controlled removal of the porous material that can't be saved, HEPA cleaning and an antimicrobial treatment of what stays, then drying the source so it doesn't come back. Clearance testing closes the job.

Can't I just spray bleach on it myself?

On a small surface stain on tile or glass, sometimes. On drywall, insulation, carpet pad or cabinetry, no — bleach doesn't reach the root structure in porous material, and scrubbing without containment puts spores into the air of the rest of your Miami home.

Will my insurance cover mold remediation?

Often, when the mold followed a sudden covered event like a burst supply line. Long-term seepage is usually excluded. Documentation decides it, which is why the pre-work assessment and the independent clearance both matter.

How long does the work take?

Most Miami residential jobs run two to five days including drying time. Larger attic or multi-room losses take longer. You'll get a schedule before work starts, not after.
